Kyoto is one of Japan's great student cities, with dozens of universities and colleges spread across town. That also means a well-developed market for affordable student housing, if you know where to look.
Your main options
- University dormitories and international houses: the cheapest option, but places are limited and terms are often short.
- Share houses: private bedroom, shared kitchen and bathroom. Flexible contracts and lower upfront costs.
- Private apartments (1R or 1K): more independence and privacy, with higher move-in costs.
Many international students start in a dorm or share house, then move to their own apartment after the first semester.
Where students tend to live
- Sakyo-ku: home to Kyoto University and a classic student area. Lots of small apartments and a relaxed vibe.
- Kita-ku: near Ritsumeikan's Kinugasa campus and other schools, with quieter residential streets.
- Kamigyo-ku: close to Doshisha's Imadegawa campus, central and convenient.
- Fushimi-ku: usually cheaper, with good rail links into the center.

Ways to keep costs down
- Look for zero key money listings. They can cut your upfront cost a lot.
- Choose furnished or appliance-included rooms if you are only staying one or two years.
- Live a little further out and cycle. Kyoto's flat center makes a bicycle the cheapest commute.
- Check utilities. Older wooden buildings can mean high heating costs in winter.
Paperwork students need
Most landlords ask for your residence card, proof of enrollment, and a guarantor company. Some also ask for an emergency contact in Japan. Having these ready speeds up approval a lot.
