Renting in Osaka on a Budget: 5 Moves That Save Money



You can rent a decent one-room apartment in Osaka for under ¥70,000 a month, and in some areas for under ¥50,000. The trick is choosing the right station, the right building age, and the right contract terms.

Cheap apartments in Osaka are easier to find than in Tokyo at the same price level. Still, the cheapest rent is not always the cheapest move. These five steps help you lower both your monthly payment and your up-front costs.

1. Look south and east of the city center

Areas around Tennoji and Abeno offer 1K apartments from about ¥48,000 while keeping fast JR and subway access to Namba and Umeda. East of the center, Higashiosaka and the Joto and Tsurumi wards often cost less than Kita or Chuo for a larger room.

Nearby cities are worth a look too. Sakai, Moriguchi, and parts of Toyonaka sit on direct lines into central Osaka and usually give you more floor space for the same budget.

2. Choose an older building that was renovated

Buildings from the 1990s or early 2000s are often 15 to 25 percent cheaper than new ones. Many have been renovated with new flooring, a modern kitchen, and updated bathrooms. Check that the bath and toilet are separate if that matters to you, and ask whether the building meets the 1981 earthquake standard. Anything built after that year does.

3. Filter for zero key money and zero deposit

Key money is a non-refundable gift to the landlord, often one month of rent. Many cheap apartments in Osaka now set it at zero, especially newer listings aimed at single tenants. Some also offer one month of free rent at the start of the lease, which is easier to get during slower months from May to August and from October to December.

4. Consider UR housing or a furnished first stay

UR apartments are public rental housing with no key money, no agency fee, and no guarantor requirement. They are often larger than private 1K units, though many are in suburban areas. If you have just arrived, a furnished room or share house for the first one to three months also lets you avoid buying appliances before you know which area you want.

5. Compare total cost, not just rent

A unit at ¥52,000 with a ¥10,000 management fee costs more than one at ¥58,000 with no fee. Always add rent, management fee, and any monthly guarantor or support charges together. Then add the move-in costs and divide by the number of months you plan to stay. That number tells you which room is actually cheaper.
