Moving from Tokyo to Osaka: 5 Things That Change for Renters

A job transfer, a cheaper life, a change of pace: more foreign residents are moving from Tokyo to Osaka every year. The trip is only about 2.5 hours by Shinkansen, but renting in Osaka works a little differently. Here are five things to know before you start looking at Osaka apartments for rent.

1. Your rent goes much further

A 1K studio costs about ¥58,000 to ¥75,500 a month in most Osaka City wards. In Tokyo's 23 wards, a typical single unit is well over ¥100,000. Many people moving down use the difference to upgrade from a 1K to a 1LDK, or to live closer to the center than they could in Tokyo.

2. Watch for shikibiki in the contract

Kansai leases often include shikibiki, a fixed part of your deposit that the landlord keeps when you move out, even if the room is spotless. It is legal and common. Ask for the exact deducted amount in writing before you sign, so you compare listings in yen, not months.

3. Some appliances will not work

Tokyo runs on 50Hz electricity and Osaka on 60Hz. TVs, laptops and air conditioners are fine, but older washing machines and microwaves labeled "50Hz only" may not work properly. Check the label before paying to move them. Replacing an old washer is often cheaper than shipping it.

4. Paperwork happens in both cities

File a moving-out notice at your Tokyo ward office, then a moving-in notice at your new Osaka ward office within 14 days of arriving. National Health Insurance moves at the same time. Set up Japan Post mail forwarding one or two weeks before you leave.

5. Choose your area by train line

Osaka's Midosuji Line connects Shin-Osaka, Umeda, Namba and Tennoji, so living near it keeps most of the city within about 20 minutes.

  • Umeda and Kita-ku: best for office workers in central Osaka.
  • Shin-Osaka: every Shinkansen stops here, ideal if you still travel to Tokyo for work.
  • Esaka: quieter and family-friendly, just north of the city on the Midosuji Line.
  • Namba and Tennoji: nightlife, shopping and Kansai Airport access.

Plan six to eight weeks ahead

Give notice on your Tokyo apartment one to two months ahead, book movers early, and avoid March and April when moving prices run 1.5 to 1.7 times higher. A single person usually pays about ¥80,000 to ¥100,000 for a full-service mover outside peak season.

Line up your Osaka home first

The hardest part is finding a place from 400 km away. Browse Osaka apartments for rent by ward, train line and budget, or compare with apartments for rent across Japan. Arealty handles online viewings, applications and guarantor setup in English, so you can sign before you leave Tokyo.

Sort the contract details early, and Osaka apartments for rent can give you more space and a shorter commute than you ever had in Tokyo.
